Hoarding & Gross Filth Cleanup.

We work hoarding cases the way we work every call: without judgment. Sort, salvage, document. Pest and animal-waste remediation. Junk haul-out included. Items of value inventoried and returned to the family.

Hoarding cleanup, without the lecture

Hoarding is a recognized mental health condition, not a character failure. Whether the person living with it is a parent, a sibling, a neighbor or a tenant, the path back to a livable home runs through someone who can do the work and not make anyone feel worse for needing it.

We can sort with the family present, pacing the work to whatever feels manageable. Or — if the family prefers and gives us authorization in writing — we can operate independently with their wishes documented in advance: what to keep, what to look for, what to discard. We always inventory items that appear to have monetary or sentimental value, and we present them to the family before disposal.

Where rodent, insect or animal waste is part of the scene, we run pest remediation as part of the same job. Where biohazard contamination is present (Category 3 fluids, sharps, decomposition residue), we handle it under our full bio-recovery protocol with no extra coordination required.

What's included

Every line item below is part of the standard scope. We don't add charges that weren't on the written estimate.

  1. 01

    Sort, salvage & document

Items of value identified, inventoried and presented to the family or authorized representative.

  2. 02

    Pest & rodent remediation

Live and dead rodents, insect infestations, droppings — handled as part of the same job.

  3. 03

    Animal waste sanitization

Cat urine and feces, dog waste, accumulated bird droppings — fully decontaminated.

  4. 04

    Sharps & biohazard handling

Needles, glass, contaminated objects handled as regulated waste.

  5. 05

    Junk haul-out included

Dumpster on site, removal in a single coordinated workflow. No coordinating with a separate hauler.

  6. 06

    Deep cleaning & deodorization

Once material is removed, the surfaces underneath are decontaminated and the air treated.

  7. 07

    Floor & surface restoration

Where flooring or drywall is beyond cleaning, replacement is part of the same job.

  8. 08

    Discreet, non-judgmental crews

We do this every week. We do not photograph for entertainment, we do not gawk, we do not talk about it after.

When you should call

Call when a loved one's home has become unsafe to live in or visit, when a tenant move-out has revealed a hoard, when adult protective services has flagged a unit, or when a family member has passed and the home cannot be entered for the funeral or estate work.

Call us before family members start sorting on their own. Mold, mouse droppings, dead animals, sharps and Cat 3 contaminants are common in heavy hoards and require trained handling.

What does it cost?

Hoarding cleanups range widely — from $5,000 for a one-bedroom apartment to $50,000+ for a multi-story home with structural damage and biohazard. Pricing is driven by volume, biohazard presence and reconstruction.

Some hoarding cleanups are insurance-covered (under perils-related damage clauses); many are paid by the family or estate. We give a written estimate before any work begins, with itemized line items.

FAQ

Common questions about hoarding & gross filth cleanup.

Can you preserve photos and documents?

Yes — when we know to look for them, which is why family input matters. Tell us at the estimate what you want preserved (photographs, deeds, jewelry, military medals, specific furniture). We sort against that list.

My parent will not agree to a cleanup. Can you still help?

We cannot enter without consent or court authorization. But we can help you talk to a hoarding specialist or social worker, and we can be ready to dispatch the moment access is granted. Call us — we will share what we have learned across thousands of cases.

Is the home safe for kids and pets afterward?

Yes. We decontaminate, deodorize and document. After clearance, the home is safer than it was before the hoard accumulated.

Can you work with adult protective services or the courts?

Yes. We work routinely with APS, code enforcement, court-appointed conservators, and probate attorneys. Documentation provided in the format they require.
